Tucked along a quiet stretch in Belchertown, this home represents something more than just a finished house—it’s a snapshot of thoughtful planning, efficient construction, and modern New England living built by Ace Property Services.

This blog post walks through our build from ground up - from raw land to a finished, move-in-ready home—and what makes it a strong example of today’s residential construction.

House Details:

  • Type: Single-family modern ranch

  • Size: ~1,700 sq ft

  • Layout: 3 bedrooms, 2 bathrooms

  • Lot: ~1.65 acres

  • Year Built: 2017

This home was designed as a turn-key new construction, focusing on open living, simplicity, and long-term functionality—key trends in modern homebuilding.

Phase 1: Land & Site Preparation

Every build starts with the land—and this one had a major advantage: over 1.6 acres of space but some wetlands near the road.

Steps taken:

  • Completed a Perc Test

  • Set-up barriers for wetlands

  • Clearing and grading the building area

  • Excavation for foundation

  • Planning drainage and driveway access

  • Placement well, septic and electrical

Phase 2: Foundation & Framing

Once the site was ready, the structural work began.

Steps taken:

  • Poured concrete foundation

  • Wood framing for walls and roof

  • Installation of roof trusses

  • Exterior sheathing and weatherproofing

The ranch-style layout simplifies framing compared to multi-story homes, allowing for:

  • Faster build timelines

  • Lower structural complexity

  • Easier future maintenance

This is where quality really matters—especially from a contractor’s perspective.

Systems installed:

  • Electrical rough-in (panel, wiring, lighting layout)

  • Plumbing (bathrooms, kitchen, water heater)

  • HVAC system for heating/cooling

Also incorporated in this home:

  • LED recessed lighting throughout

  • Efficient layout for minimal energy loss

  • Clean, accessible mechanical routing

  • Wall color: Alpaca from Sherwan Williams

Kitchen highlights:

  • White cabinetry

  • Granite countertops

  • Breakfast bar for casual dining

Phase 5: Exterior & Final Touches

The final stage ties everything together.

Exterior components:

  • Attached 2-car garage

  • Driveway and grading

  • Landscaping and final site cleanup
